Ownership and title

Current 7/12 extract with mutation entries, 8-A extract, 30-year registered sale deed chain, encumbrance certificate from the sub-registrar, and a title search report from an advocate.

Land use and approvals

Zone certificate from the planning authority, NA order from the Collector where applicable, sanctioned layout plan, and building permission if a structure exists or is planned.

Physical and civic

Measurement map (tippan) from the land records office, recorded access road confirmation, latest property tax receipt, electricity and water connection proof where available.

Seller identity

PAN and Aadhaar of every recorded owner, a death certificate and legal heirship where the title has passed by inheritance, and a registered Power of Attorney if someone is signing on the owner’s behalf.
