What is actually driving Karjat prices
Three forces: the Navi Mumbai International Airport pulling the entire Raigad catchment upward, the Karjat–Panvel rail corridor cutting travel time from the Mumbai side, and a structural post-2020 shift in demand toward second homes within a two-hour drive of Mumbai.
Tourism matters for rental yield but very little for land appreciation. Do not pay a scenery premium and call it an investment thesis.
Micro-market ranking for 2026
Vadap and the Karjat–Panvel alignment for pure appreciation on acreage. Kalamb for value plots with a 5-year horizon. Neral for view-led farmhouses with rental income. Kondhane if you accept that a lot of the near-term move has already happened. Chowk for hospitality and commercial land.
Karjat town remains the liquidity play — lower percentage upside, but you can exit in a season rather than a year.
Yields you can actually expect
Commercial units on the main roads: 6–8% gross. Well-managed farmhouses on short-stay platforms: 5–7% gross before management costs. Residential rentals: 2–3%. Raw land: zero income, so size the position accordingly.
Risks worth pricing in
Access roads that exist on the ground but not in revenue records. Layouts sold before sanction. Agricultural parcels sold to ineligible buyers. Flood-line proximity along the Ulhas river. Each of these is discoverable in a ₹15,000 legal verification.
